From the early 1930s to the mid-1970s asbestos was a very common and popular fiber that was most commonly used in construction. Asbestos fibers were popularized in this period due to its natural, fire-resistant properties and though asbestos is a naturally occurring fibrous mineral, it is also responsible for causing deadly diseases. In the 1980s most homes and commercial spaces phased out the use of asbestos, however, the fiber still remained in older homes, schools, and other commercial spaces. 

Today, asbestos is most commonly found in older homes and buildings built earlier than 1980 – especially in basements, attics, and bathrooms. As these buildings, age, intake normal wear, and tear, or are disrupted in any way, the toxic fibers of asbestos become airborne and create an extremely dangerous environment. 

Asbestos can not be seen with the naked eye due to the fibrous properties. If your home was built before 1980, you should seek professional asbestos testing before starting any kind of renovation project.

Why Do I need Asbestos Testing?

If you are looking to perform renovations on your home or if your home has been physically damaged and suspect that there is asbestos present, you must perform an asbestos test. If asbestos is present, we will determine the appropriate plan of action and method of removal while strictly adhering to DEP, DOE, EPA, and OSHA guidelines.

Post-testing, we will contact all of the appropriate agencies to notify you that we will be removing the substance. Please keep in mind, we must notify the DEP ten days prior to the start of the removal process. Next, our team of trained asbestos inspectors will meet on-site to review and create an action plan for the removal process. 

Our 5-step Asbestos Testing Process

Asbestos Containment

1. Certified technicians will stop the airflow in the room and turn off all heating and air conditioning systems. This will ensure that the asbestos fibers cannot circulate through the home. The technicians will also evacuate residents from the testing site.

2. Containment is set up by spreading a plastic sheet of the floor area around the testing site. 

3. Technicians will put on their disposable coverall suit, gloves, goggles, and face masks to protect themselves from potential exposure.

4. The technicians will then spray down the asbestos test area with water to dampen the surface. This will help keep fibers from becoming airborne

Extracting Asbestos Sample

Extract and Contain the Sample

1. The technicians will use a tool to remove a small sample from the area, working slowly but deliberately.

2. The sample will be misted with water as soon as it is extracted. 

3. The sample is then placed into an airtight bag and sealed. The bag is labeled, then placed into another airtight bag. 

Cleaning the Asbestos Site

1. Technicians will carefully fold the plastic containment and ensure that no dust becomes airborne. The plastic sheets will then be placed into a bag a sealed shut. 

2. Next, the floor will be vacuumed near and around the test site, then the vacuum bag will be disposed of.

3. To prevent any loose fibers from escaping from the test site, technicians will paint the extraction area to lock-in any fibers. Then, the paintbrush will be disposed of into an airtight bag.

4. Technicians will remove all protective gear and dispose of them in an airtight bag

Asbestos Testing

The sample is then sent to the lab for further testing. If the asbestos test is positive, we will contact all of the appropriate agencies to notify them that we will be removing the substance in located your home. From there, our certified and trained technicians will create an asbestos removal action plan.

Friable vs Non-Friable Asbestos

Friability refers to the tendency of asbestos-containing materials to break down, crumble and reduce to powder. Friability depends on the concentration of asbestos fibers in the material: high concentration makes materials more friable and, thus, more harmful to health. Aging and deterioration of the state of materials gradually make them more friable.

Fiable Asbestos

Friable or ‘non-bonded’ asbestos can be easily damaged even by hand. The examples of it are insulation boards, pipe lagging, thermal insulation, sprayed coating. These materials contain more than 15% (in some cases 100%) of asbestos.

Non-Friable Asbestos

Non-friable or ‘bonded’ asbestos is less likely to release dangerous fibers. Non-friable asbestos materials are solid, rigid and more resistant to damage and abrasion. The examples of non-friable asbestos include cement sheets, vinyl floor tiles, decorated coatings.
